🎯 Purpose of Contact
I am seeking a certified architect or construction designer who can:
- Provide or approve the necessary building plans or sketches for these changes
- Advise whether an ehitusluba (building permit) or ehitusteatis (construction notice) is required
- Assist with the submission process to the Tallinn City Planning Department (Pirita district)
📝 Optional Notes
I am willing to provide current photos, original layout, and a site visit if necessary.
The area does not appear to be under strict uniform planning, but confirmation from city officials will be part of the process.

The project is digitally presented in formats suitable for you, 3D visualization.
Geobase, state fees and processing fees of related institutions are not included in the offer. Hello!
We would be happy to prepare architectural project. Our offer is as follows: 1. Building Design Project - We will prepare the building design project in accordance with applicable standards and to the required extent. We provide consultations and create a 3D model (we use AutoCAD and ArchiCAD in our work). - We have experience with both small-scale and large-scale projects. You can view our previous work on our website. We are also registered in the MTR (Register of Economic Activities). - The price includes preliminary-level solutions for technical systems and structural design. 2. Building Permit or Notice of Construction - We will submit the building permit or notice of construction application to the local municipality through the Building Register (EHR) and handle the coordination process. - We will communicate with officials, respond to comments, and make any necessary corrections. 3. Prices - Project – €2200* (VAT not applicable) * The offer does not include state fees or other additional costs – it covers only the preparation and coordination of the project. 4. Schedule Project preparation time: 4 weeks Work can begin from 14.05 5. Payment Terms 10% advance payment at the start of the work 60% after submitting the preliminary project to the EHR 30% after the building permit or construction notice is issued 6. Additional Services - We also have a partner who can assist with usage permits if needed. - Through us, you can separately order structural design, heating system, ventilation, water supply and sewerage, and electrical design. We are happy to discuss these options further. If you have any questions or need further clarification, we’re happy to help.
