Tere,
On vaja teha pinnase, maastikuehitustööd. Praegu on algus etapp. Krundil on maja pole ja maastikuehitustööd tehakse naabri piiril. Naabri poolt on nõusolek olemas ja ehitusluba ei tohi olla vaja. Ma kirjeldan vajalikud olukorra ja tööd inglise keeles, aga on võimalik vastada eesti, vene või inglise keeles.

General description
I need to perform landscape works on the back side of my land (on the border with neighbours)
• cut part of the hill
• top surface layer should be removed and taken away
• sand should be left on the plot in agreed place
• during this step there will be 2 fir-trees (2m height) - those should be moved to the border of the plot and planted there (to be decided)
• part of the border with neighbours has old metal mesh fence (28.3m) (left side of drawing 1). It should be removed and utilized
• on the border with neighbours put 2 x geotextile 1m height to protect from roots going from my plot to neighbours
• build ground support fence out of metal-concrete (raud-betoon)
• It should be properly hydro isolated
• as part of the ground support fence should be built in 2 special zones:
• one zone with 50-60 cm deep area to keep wood (see drawing 2)
• one zone with 250 cm deep area to keep garden stuff (aka storage place)(see drawing 2)
• both zones should have top part out of concrete and also hydro isolated. above them will be put soil
• In front of ground support fence should be made 1 meter wide of flat surface on required level with tamped down rubble with 2x geo textile level under it. (sand, tiles will be put after building the house)
• In 3 places should be put goffer into which I will be able to put water system pipe(s). they should go to the top level of the surface on the hill and should be ending where tamped down rubble ends
• In 1 place should be put gofer into which I will be able later put electricity cable to special zone 2. gofer should also end where tamped down rubble ends
• when building work is finalised black soil should be brought and put between ground support fence and neighbour territory (max depth of 1 meter where level difference is >= 1m)
• After above is done should be built new fence out of metal panels (parts of the border (left side on drawing 1 from top down - part 28.3m + 8.1m + 12.5m

• general overview of the landscape works are shown on drawing 1
• thick black like is where ground support fence should be built
• ground levels are changing across the entire building area:
• on top of drawing 1 ground level is not changing as it is next to public road
• going down the line ground level is gradually raising up to 21.47m (above sea level). This drives the height and the need of the ground support fence.
• after point of 21.47 ground level goes down
• projected future levels of the horizontal parts in front of ground support fence is shown on drawing 1 in green
• this level is already top level of tiles. But rubble should be put -15cm from this level to allow later to put sand and tiles
• principle front view is shown on drawing 2
• ending part of the ground support fence (bottom part of the thick black line) to be decided during ground works, but it should not change scope of work by more than 1 meter of the ground support fence.


• !IMPORTANT! As ground works are performed close to \ around of existing pine trees some minor adjustments might be needed depending on location of the roots (especially pine tree in the middle)
• !IMPORTANT! As work will be slightly dependent on actual work with the ground and tree roots I’ve not made a special building project.


• all raw materials are required from the construction company, but depending on your capacity we can discuss what I can order myself.

Please advise if building notification of Pirita municipality is required in order to perform these works. Based on my read of the building code it is not required.

When? Basically any time from now (November \ December) until early spring (when snow mostly melts down).
