I would like to renovate this apartment:

Address Tallinn Liivalaia 5, parking is available 2nd floor. Apartment has already new radiators installed.
The work is: full renovation:
1- Laying new laminate floor (with sound isolation material under it) (old flow can stay if suitable)
2- Replacing 3 interior doors
3- Removal and disposing the kitchen unit
4- Removal of the bath tup in the bathroom and installing new tiles with water isolation and floor heating
5- Replacing electric plugs (no cable work is needed just to replace plugs with different colors).
6- Painting of all walls and ceiling
7- Installing new Ikea kichen unit with appliences
8- Apartment will be empty, there will be only kitchen unit.
Work time is flexiable, we can start 3 months its okay and I expect that it should finish in 45 days after the start day.
I am looking for an price office estimate, excluding the materials.

Here is my offer. I have 20 years experience on construction work, so I can support with ideas how to find optimum solutions for renovation. Work duration 45 days including day-offs and possible logistics with building materials. I’m calculating with a price of 12€/hour. So the final price will between 2800-3800 euros. I’d issue an invoice once a week, payment period of 3 days. Start of work 20.10.2025. Calculation as follows.. 1- Laying new laminate floor (with sound isolation material under it) (old flow can stay if suitable) Work duration 3-4 days, depends if the old flow will stay or not. Depends the final height of floor. Floor shouldn’t block doors and connected nicely with thresholds. 2- Replacing 3 interior doors. 1 day 3- Removal and disposing the kitchen unit. 1 day 4- Removal of the bath tup in the bathroom and installing new tiles with water isolation and floor heating. ~ 10 days depends of if the walls behind bath tup need renovation, new tiles or other needs. 5- Replacing electric plugs (no cable work is needed just to replace plugs with different colors). 1 day 6- Painting of all walls and ceiling. ~ 8 days 7- Installing new Ikea kichen unit with appliences 2-4 days depends of type of new kitchen Best MV |
